A whole-property renovation
Most of what we can show in North Beach comes from one project, and it is a useful one because it covers nearly everything a coastal renovation asks for.
The rear became a wattle white exposed aggregate alfresco, running out to a honed patio under a white pergola. Between them we poured a bench seat that wraps around the outdoor fireplace. It is cast off form, meaning the face you sit against is the face the formwork left, so the forming has to be right the first time: there is no grinding a mistake out of it afterwards. It is also much easier to build while the surrounding areas are still open than to add later. At the front, a new exposed aggregate driveway and entrance to match.
Doing it in one go is the right way to approach a renovation of that size. The levels work out because they were set together, and the mixes match because they were ordered together.
Pale finishes make sense on the coast
Holcim Geostone Wattle White, and pale mixes like it, are the common choice out here, and it is a practical decision as much as an aesthetic one. Salt haze and wind-blown sand show far less on a light speckled surface than on a dark flat one, and a pale surface stays cooler underfoot on a west-facing yard that catches the afternoon sun straight off the water.
Ask about access before you ask about finishes
The blocks near the beach end are tight. If a line pump cannot get to the back of the property, the concrete is going through by barrow, and that is a real difference in both time and cost. We would rather look at the side access on the first visit than discover it on pour day.
